Lisa Greene, Independent Agent, says: | | This is a truly delightful property in a superb location overlooking unspoilt rolling countryside with views of the Loudeac Forest. A collection of traditional Breton stone buildings set around a courtyard in 3 acres offering you a tastefully renovated cosy home to live in while you renovate the rest. A potentially 5 bedroomed house, a large barn and two smaller stone buildings offer you bags of potential and the local village is one of the prettiest for miles around. | You may be most interested in the habitable part of the property - the place you can take a warm bath and live in civilised surroundings whilst renovating the rest - no roughing it here. It's a sweet stone cottage which you’re sure to fall in love with due to its oak flooring, high ceilings, large windows, exposed stone walls and quaint features throughout
The first floor is open plan with a kitchen, dining area, lounge area and WC. The footprint is about 6m x 5m and it has a large open fireplace. A beautiful wooden staircase leads up to to a large light landing where there are two double bedrooms and bathroom all of which have a light airy feeling. Loft space access is currently via a small loft hatch however a continuation of the staircase could provide access to a loft conversion with good head height Joined to the cottage is a 2 storey stone farmhouse to renovate. It would not be difficult to turn this property into a really lovely place to live as it still retains many of the original features – Good height ceilings downstairs, a very large open fireplace, beautiful high roof timbers and good solid stone walls – it could either be an individual three bed roomed house or knocked through to the adjoining 2 bedroom cottage to form a stunning large 5 bed roomed country property – there are drawings available for both options
The large stone barn has approximate internal measurements of 11.5m x 5.5m with 2 double wooden doors, power and lighting - currently used as a workshop/garage but could have many possibilities eg 3 bedroomed house/gite/relaxation barn/indoor pool, etc. The former stone stable has approximate internal measurements of 5m x 4m. This building does require some work, but with a little effort it could either be returned to its former use as a stable or would make a fantastic garden room/studio/gite. There is also a very useful stone and block workshop with approximate internal measurements of 6 m x 3m and attached to the rear of this is a wood shed ( approx 5m x 2.5m). The land consists of 1 plot of 12,000msq (1.2 hectares/3 acres). It is made up of grassed areas with beautiful established oaks, fruit trees and rambling roses - an organic vegetable plot - large gently sloping field which could be used for grazing - there is a water source on the edge of the land as there stands the commune’s original ‘lavoir’ where the locals in days gone by would come and wash their clothes in the circular stone pond and dry them over the large stone slabs - there is also a covered well in this area. This area is a tranquil space which could be a magical relaxation zone for those wanting to escape the frenetic pace of modern life. The property also has mains water supply and two new septic tanks have been installed. Oil fired central heating, 3 phase mains electricity and ADSL internet connection are all installed. Situated in central Brittany in a commune with many beautiful walks and bicycle/riding tracks - kayaking is close by in village of Plouguenast – half an hour from the resort of Lake Guerledan. Brittany's stunning Emerald Coast is about half an hour away with its clean sandy beaches and safe swimming. Just 2km from the heart of a small friendly village with church, school, patisserie/boulangerie, restaurant, tabac, sports bar and local businesses. The larger village of Plessala is only 3.5 km away – in addition to the above this also has a good sized supermarket, a pharmacy, a doctors, a dentist, several banks, a florist, a hairdresser’s, a petrol station and a couple of individual shops & restaurants.
The ancient town of Moncontour with its cobbled streets and amazing architecture is just a fifteen minute drive away – this small town also has all the facilities previously mentioned as well as many individual shops, guest houses, a weekly market and a small museum. Loudeac known as ‘The Carrefour (crossroads) of Brittany’ is 19km – a growing town with excellent road links and many facilities including superstores, builders' merchants, hotels, water park, golf, riding and sporting facilities. The City of Saint Brieuc is just 39km away with all the hypershopping you could wish for!
Access is so easy, whether it's for you or your guests. About an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from East Midlands, London, Birmingham and Bristol. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there are also TGV stations at Rennes and St Brieuc.
