The 1st house currently the family home, has a superb large fitted kitchen/diner with room for a sofa-the ideal family hang-out, which also leads out to the covered terrace and the garden. From the kitchen is a separate lounge with woodburning, or ‘den’-ideal for curling up with a book by the log fire. In addition, there is a pantry, a laundry room and a downstairs WC. From here we go up to the large landing area, a lovely light room, currently used as an office, with velux windows and views across the fields. This leads to 2 bedrooms each en-suite, one with a shower room, and one with a wet room. There is a 2nd kitchen, which can form part of a 1 or 2 bedroom annexe for letting, or for additional room for friends or family. From here we can access the 3rd bedroom of the house, together with it’s shower room. It’s easy to lock this end of the house if you wanted to let this end as either a 1 or 2 bedroom house, or even let the rooms as B&B, using the kitchen area as the breakfast room. This part of the house also has it’s own front door for use as a separate unit.
The second house-used as the main letting unit, with on the ground floor, a large living room with original fireplace and woodburner, corner kitchen with dining area and doors to the private garden, a 4th bedroom/dining room, as well as a laundry room and downstairs WC. Upstairs are 3 large bedrooms, 1 ensuite, as well as a family bathroom. Exposed beams and chestnut floors throughout. Both houses have their own oil fired central heating systems and recent fosses Each house also has it’s own garden-great al fresco eating areas, and access to the in ground swimming pool. The rest of the land is level pasture and all attached to the property and barns. There is a 2nd pond with this land.
The first thing I need to mention about the pool is that it has the necessary security. It is a 10m by 5m in ground salt water (no chemicals) pool, using a solar water heating system, and filter pump.
The 20 acres of land and the large barns leave open all those ideas you had about keeping horses or other animals, and there is even a former manège in the garden. From the house there are plenty of bridle and cycle paths and the famous D’oyl D’oc bridle path comes through Pressac-how about doing riding holidays?

Less than a mile level walk/bike/horse ride to the beautiful riverside village of Pressac with it’s Roman bridge, with 3 bar/restaurants, tabac, village shop, hairdresser, post office and bakery. There is even a fishing lake! 5 minutes to a larger town with banks etc at Availles Limouzine and 10 minutes to Charroux with it’s covered marketplace and ancient abbey tower which dominates the town. The mediaeval town of Confolens, famed for it’s popular world folk festival is 14km drive.
