Toby Hawkins, Independent Agent, says: | | Imposing farmhouse in a tiny hamlet with views over open countryside. Additional little house on two floors in need of renovation. Three and a half hectares of grassland superb for horses, sheep, goats or cows and three enormous barns, ideal for stabling or conversion or both. One mile to village with shops, bar/restaurant, post office, church, garage and primary school. | This is a grand farmhouse built around 1850 which has loads of potential to be a really gorgeous house, with a lick of paint and a bit of vivacity. The current owner has lived here since 1959 and the house is crying out for someone to give it a new lease of life.
Ground floor:
From the front door you come into the hall, with the staircase going up straight ahead and doors to the left and right leading to the kitchen and living room. At the other end of the hall there is a door to the courtyard and another door leading down to the cellar.
Kitchen (5.06m x 4.06m) with lino floor, stone fireplace, wood burning cuisinière, stone sink, exposed beams and window to front (south). Two doors leading to hall and back kitchen.
Living room (4.8m x 4.7m) A well proportioned room with an attractive stone fireplace and a really beautiful built in cupboard, as well as exposed beams. This room has a large window to the south and although it is currently used as a dumping ground, has real potential to be a very stylish drawing room.
Back kitchen A useful storage area and boot room with stairs leading up to a big two roomed attic space above.
Bathroom with shower, basin and WC.
1st Floor: Bedroom 1 (5m x 5m) with beautiful wooden floorboards, a stone fireplace and exposed beams. A large window faces south, allowing sunshine to flood in.
Bedroom 2 (5m x 4.82m) This is another huge room with windows to front and back. It currently has a makeshift partition making it two smaller bedrooms. It also has fine-looking floorboards and a stone fireplace.
2nd Floor: Two attic rooms of a very similar size to those on the first floor with a landing between them (2m x 2m).
Cellar – a good sized storage area with a barrel-drop from the lane outside.
Outbuildings: Little house attached to the main house. (5.5m x 5m) Needs work to make it habitable but seems solid and has a beautiful old stone fireplace: could make a cosy gîte.
A 2 roomed stone built shed on the other end of the house, with a door from the back room into the courtyard, currently used as tool sheds.
A double garage built by the current owner with another shed for tools at the end.
Large barn (20m x 10m) previously used for goats and currently used for sheep, leading into a second large barn (17m x 10m), apparently once used to house pigs.
On the other side of the courtyard is a massive stone barn (20m x 20m) with stables all down one side of it.
A large stone hangar with two open sides is at the other side of a paddock. All the land is pretty flat grazing land divided by hedgerows and bordered on one side by a little stream.
While this house is large and impressive, it is not unmanageable. In the middle of tranquil, gently rolling countryside of oak forests, sheep, cattle and sunflowers. Ten minutes from the beautiful valley of the Vienne with its opportunities for fishing, canoe/kayaking and amazing riverside walks.
40 minutes from Poitiers airport, TGV railway station and Futuroscope; 90 minutes from Limoges airport
