In a quiet residential are between Arles sur Tech and Amélie les Bains, this mid-terrace villa, is built on a rise which gives it an uninterrupted view, from the front, straight across the valley to the Canigou Mountain and the hills of the other side of the valley. With 3 bedrooms, two sitting rooms, a covered south facing terrace and a small garden, this is the ideal holiday home or a small family home for permanent residence.
The house is accessed by steps up from the small front garden into the main living room. This consists of a sitting area with a fireplace, and a dining area. The fireplace has an insert type wood burner which has a system to collect the heat form the chimney and circulate it to the other rooms. The fitted kitchen is to one side and is separated from the living area by a breakfast bar. The range cooker is included in the sale. From the living room a hallway leads to a pleasant second sitting room with access to the terrace via French windows, 3 bedrooms, one of which has French windows to the terrace, a bathroom with bath, overhead shower and hand basin and a separate WC. The steps down to the cellar lead from the hallway. The house has double glazing and is very well insulated, as well as being in very good decorative order and habitable immediately, which makes it good value for money. Outside at the rear, there is a large covered terrace. Steps lead up form the terrace to a sloping garden which is planted with shrubs and currently has a vegetable patch. The garden faces south. Steps from the terrace lead to a storage area under the terrace, which has a rainwater storage tank, and to the garage and cellar. The huge cellar is under the whole of the house and is anti-seismic. It is divided into two rooms one of which has a sink. Between Arles sur Tech and Amélie les Bains, but well away from the main road, this residential area is on the side of the hill leading up to the fort above Amélie. A footpath starting here leads up towards the fort and then on into the green tree covered hills. Conveniently placed for the Spa town of Amélie, this house has potential as a holiday letting property. ‘Curists’, coming to Amélie for its beneficial hot springs, often take rented accommodation for several weeks at a time, even out of season. In a stunning setting in the mouth of the Gorges de Mondony, Amélie les Bains, on the river Tech has a small produce market every day, as well as a weekly market each Thursday. Both Amélie and Arles sur Tech have a range of small shops, bars and restaurants. Amélie also has a public swimming pool and other leisure facilities but is best know for its ‘thermes’, hot springs which are said to cure a range of ills, with a range of treatments, some purely cosmetic and some available on prescription! Céret, known as the gateway to the Vallespir, the name given to the valley of the river Tech, is at the edge of the valley where it meets the Roussillon plain. Famous for its early cherries and the modern art museum, its also a lovely place for strolling through its narrow streets or for sitting in a pavement café under the plane trees. It also offers a couple of good supermarkets and is a sub prefecture where a number of administrative tasks can be done. Onwards from Céret, the A9 motorway is the link to the rest of the world and you are within easy reach via a fast road, of the lovely sandy Mediterranean beaches, as well as the hills of the Albères, ideal for walking, and the departmental capital of Perpignan. This house is a good choice for anyone who is hesitating between the mountains and the coast as here you can have both.
