Sunshine all year round in this bright and spacious village house in a stunningly picturesque mountain village, built on the south facing slopes of the hillside above the river Tech. The view from the top of the terraced garden will sell you this house, even without the large light rooms, tastefully and cheerfully renovated, without losing the traditional feel of the original house. This is a charming family home but, at this price, it is an excellent choice for a holiday home.
This charming family home has been recently renovated to a high standard and has double glazing, new flooring and a fitted kitchen. Built on 4 floors with, on the ground floor, a small hallway with WC, a large family kitchen with fitted units, plenty of space for dining, a small laundry room with plumbing and a superb cellar with a vaulted ceiling, currently used for storage but which could be opened up to make a feature. Open stairs lead to a sitting room which takes up almost the whole of the first floor, which also has a storage cupboard. The sitting room had a fireplace with an insert type wood burner, and two French windows, each leading to a small balcony with a view over the village and th surrounding hills. Stairs from the sitting room lead to the 2nd floor which has three good sized bedrooms and a bright family bathroom with bath (wall mounted shower) hand basin and WC. From the master bedroom a spiral staircase leads to an attic room which is partly separated into and office/guest room and a storage area. Steps up from this room to the outside. The garden is accessed across a little bridge and is composed of three level terraces, with steps between. The first terrace has decking for outside eating and barbecues. The view from the garden is superb. The house is on a quiet south facing street with a view across the valley, and gets the sunshine all day long. There is room to park in front of the house or further parking at the bottom of the street. This quiet mountain village is only a short drive from the market town of Prats de Mollo, almost on the Spanish border, which has a fortified ‘cité’, and a hilltop fort which you can visit via a tunnel from the town centre. Prats de Mollo has a good selection of small shops, including a small supermarket, bars, restaurants, and a range of local services such as schools etc. The locals play petanque under the plane trees in the afternoons. The valley of the river Tech runs down to the coast at Argelés Plage, which is about 50 minutes drive from the village, passing through Arles sur Tech and Céret. Céret is the nearest town for bigger shops and supermarkets and is a well know typical Catalan market town with a lovely weekly market and a good choice of restaurants and bars. This area is perfect for anyone who wants the pleasures of a mountain village without the isolation or a very high altitude. On a sunny day in mid winter you could be eating outside in a tee-shirt! You can hike all year round as there is very little snow here even in the middle of the winter because of the proximity to the Mediterranean. The village enjoys, like the rest of this area, one of the highest numbers of days of sunshine per year in France.
