Neil Harris, Independent Agent, says: |
| Some finishing is required to make this new villa into a wonderful family home. On the edge of the small town of Sorède only 15 minutes from the wonderful sandy beaches of the Pyrenees Orientales and at the foot of a picturesque mountain range. On 1600m² there is plenty of room for a pool. Three big garages would make it perfect for a small business, or they could be converted into self contained holiday units. |
This house has never been lived in but was built to a high standard as the owner intended to live in it himself. The accommodation, which is light and spacious consists of:
Entrance into huge living room. (80m²). Space and plumbing have been provided at one end for a kitchen but this would need to be supplied and fitted by the new owner. The living room has French windows to a terrace with a view of the Albères Hills. There is an office/bedroom at one end of this room and there is a WC in the entrance area.
A corridor leads to three double bedrooms, one of which has an en suite shower room, a big bathroom with separate bath and shower and double hand basins and a separate WC.
Below the house, accessible from the rear are three big garages with a covered terrace. These could be converted into an apartment or studios or would be ideal for an entrepreneur needing to stock materials.
The fenced and walled garden is on two levels and already has lawns and trees. There is ample room for a pool.
The house is set well back from the road and is reached by its own driveway.
Sorède has a very attractive setting, up against the Albères hills, only 15 minutes from the coast (there is a road directly from Sorède to Argelés). The nearest beaches are at Le Racou which is a very small village directly on the beach with plenty of parking and easy access from the fast road. There are sandy beaches stretching for miles from Le Racou, giving a good choice of developed and undeveloped beaches.
In the other direction the coast becomes rocky at the end of the Pyrenees and offers small coves, little fishing ports and cliff top walks, running to the Spanish border.
Inland the choice is between the Roussillon plain with its network of small villages, or the Albères hills which are lovely for hiking. A fast road runs from the coast to Perpignan which is the departmental capital and has a good choice of shopping facilities and an airport (Ryanair), and to the A9 motorway for easy road access. There is also easy access by a recently built road to the Valleys of the Pyrenees and the town of Céret.
