A south facing modern villa on a small development on the edge of Arles sur Tech in the foothills of the Pyrennées, fifty minutes from the nearest beaches. In need of refreshment to make a comfortable family home, there is also the possibility of converting the basement to make a spacious apartment with its own access and a shady terrace.
The main living area of the house is on the street level at the front but on the first floor at the rear due to the slope of the plot. The entrance is into a hallway which leads to a bathroom, separate WC, large kitchen with access to the balcony, a huge sitting room with fireplace with access to the balcony and to a covered loggia, with sliding windows; two double bedrooms and a single bedroom. The balcony runs along the south side of the property and overlooks the garden with a view towards the river Tech and the hills opposite. The basement level has its own outside access as well as stairs from the hallway of the house. The rooms are accessed via a corridor that runs the length of the house. There are six separate rooms one of which has already been used as a bedroom. There are 4 other rooms and a small boiler room as well as a garage with doors to the terrace. Because it is already divided into rooms the basement would be relatively easy to convert into extra living space or a separate apartment. This is a good area for holiday rentals, especially as the Spa town of Amélie les Bains is just down the road, where ‘curists’ come to take the waters all year round. Outside there is a terrace on the west side of the property shaded by plants and with a barbecue. To the south there is an area of lawn with fruit trees. An irrigation channel runs along the side of the garden and there is a water storage tank. On the street side of the property there is a small garden and driveway. Arles sur Tech, 20 minutes from the Spanish border, is in the Vallespir area of the Pyrenees Orientales, nestled in the hills and sheltered from the fierce winds which this region is known for. Famous for its 13th century abbey, whose cloisters you can visit, with an ancient stone tomb which runs with water at certain times! This is an ideal starting point for exploring the foothills of the Pyrenees – low enough down to have a warm climate and high enough up the valley for easy access to the mountains. On the banks of the river Tech which winds down the valley to the sea, an oasis of greenery in the springtime. The first slopes of the massif de Canigou start here and can be seen from the front windows. Only 5 minutes down the valley, in a stunning setting on the edge of the gorge, is the lively spa town of Amélie les Bains where the French come to ‘take the waters’. Having visitors for the cures 11 months of the year, this little market town never has an ‘off’ season and many of the restaurants cafés etc stay open all year round. A daily market in the middle of the town and a weekly market on Thursdays keep the town supplied with fresh produce. Céret is a little further down the valley and is a sub prefecture, meaning that most administrative tasks can be dealt with here. Céret also has an excellent market and is famous for its Modern Art Museum and its early cherries which are sold at the roadsides in early May. Céret has a very lively summer season with fetes and concerts and other amusements throughout the summer. The beaches of the Mediterranean are about 45 minutes away, with a choice of fine sandy beaches from Argelés Plage going north, and the rock coast with its little ports and coves running south down to the Costa Brava in Spain.
