Neil Harris, Independent Agent, says: | | This should be renamed surprise villa. It looks like another white rendered ‘villa with garden’ from the front. The surprises are in the size – underneath the already very spacious living area is another floor which could easily be made into a spacious apartment with its own entrance; and in the garden which slopes down to a small ravine and has a little path that leads away along the ravine and under an old railway bridge! The land continues along the bottom of the tree lined ravine which has pools for fish. | Situated on the edge of Céret within walking distance of a supermarket and a restaurant, but with tree covered hillsides behind, once you are through the gate you can forget that there is a town very close. The garden is a little haven of greenery with the special feature of the railway bridge and tiny stream. The bridge is protected. With the hillside behind, a cherry orchard on one side and a market gardener on the other, the house is not at all overlooked and the garden has been laid out to give the illusion that its much bigger than it is. There is plenty of space for a pool.
The actual living areas of the house are on the first floor and consist of a large sitting room opening onto a terrace with a barbecue and view over the garden and the valley, a large kitchen with some fitted units, two bedrooms a bathroom and a separate WC. There are fitted cupboards in the bedrooms and in the hallway. A large loft hatch with fitted ladder leads to the loft space which is big enough and high enough to make extra bedrooms or living space.
Stairs lead down to the basement area which exits directly into the garden by French windows from each room. Here there are three big bedrooms, a garage, a big workshop area and a wine cellar. This part of the house has never been really lived except for a room that has been used as a spare bedroom, but could be easily converted to make one large or two smaller rental units or bed and breakfast facilities. There is already plumbing to one of the bedrooms.
The terrace goes around the house and offers shade or sun at all times of day. The main terrace area is wider and has a view towards the Canigou. The garden slopes away gently toward the edge of the ravine which is hedged off for safety in the parts where it’s deep, but which you can easily walk down to at the south end of the garden under the bridge.
Although in the Commune of Reynés, the house is actually just on the edge of Céret and a few minutes drive from the centre (or a long walk.). Céret is a sub prefecture, which means that most administrative tasks can be done here – car registration, tax office etc. there are schools at all levels and the town is well served for supermarkets and other commercial facilities. There is an excellent market on Saturdays and the town has a lively social life, especially in the summer, with festivals and fetes throughout the season.
Céret is about 30 minutes from the coast. The nearest beaches are at Argelés Plage which is straight down a fast road. The ‘Cote Rocheuse’ with its rocky coves and little ports, is a similar distance as is the Spanish border. A little further along the coast road is the lovely resort of Roses in Spain at the start of the Costa Brava.
Céret is also the Gateway to the Pyrenées. The lovely Vallespir region is just a little further up the Valley and the town is dominated by the often snow topped Canigou – the first real mountain. The area is very good for hiking and walking at all levels.
The proximity to the A9 gives this area good access by road, and the airports of Girona in Spain, and Perpignan, (both offering Ryanair flights), are both situated next to the motorway and are an easy drive away.
