This property is already divided into two apartments each with its own garage and a shared garden area. Conveniently situated between Amélie les Bains and Céret close to the river Tech, it would suit someone looking to make an income from their property. One apartment is currently let but the other could be occupied, although a little refreshment wouldn’t hurt it.
This is a substantial property built of stone which has made into two good sized apartments, one above the other. The ground floor at the front is occupied by two garages so the apartments are on the first and second floors at the front, but on ground and first at the back due to the slope of the land. Each is entered via its own outside door. Each apartment has a entrance hall into: a sitting room with fireplace, two bedrooms a kitchen, bathroom and separate WC. Outside and to the rear is a garden and a terrace area with space for a barbeque. This area could be shared or for the sole use of the ground floor apartment whose front door opens into it. Both apartments are habitable but could do with some refreshment, particularly in the kitchens, which are not fitted, and in the bathrooms. The ground floor apartment is currently let on a three year lease which ends in June 2008 The first floor apartment is empty. La Forge is a small village between Amelie les bains and Ceret along the Tech valley. There are some local shops but Ceret is only a few minutes drive for most shops, supermarkets and services. Amélie les Bains is a small spa town in a stunning location between the river and the gorge of Mondony. The ‘curists’ who come all year round to benefit from the medicinal quality of the hot springs, (still available on prescription in France!) ensure that the town remains lively all year, unlike many towns in the area which go to sleep in the winter. There is a daily produce market and a weekly main market. Céret is at the limit between the Roussillon plain and the mountains. A sub prefecture, it has its own administrative offices as well as being a very lively little town whose plain tree lined streets are very pleasant during the hot summer months. Céret is the home of the modern art museum. This whole area from Céret to Amélie and beyond, surrounded by the foothills of the Pyrenées, is sheltered from the winds of this area, giving it an almost tropical climate where many exotic plants and trees flourish. The cherries ripen here first in France and are sold at the roadside from April to June. The coast is about 40 minutes drive from here. The nearest beaches are at Argelés Plage, but there is a good choice in the area with fine sandy beaches on one side and rocky coves on the other. There is golf at St Cyprien near Perpignan, the departmental capital, or at Falgos up in the mountains near St Laurant de Cerdans.
