| The valley of the Riuferrer runs down from the Canigou Mountains to join the Tech at Arles sur Tech. Sheltered from the winds of this region it is a little hidden paradise only occupied by a handful of farmsteads spread out along the tiny country road.
This property is situated towards the top of the valley near Corsavy and dominates the landscape. From a certain point on the road looking across the valley you can see the house set among the trees with the waterfall below it. The waterfall actually belongs to the next property but is only visible from or accessible from this one.
The house itself, originally a hunting lodge, is on three levels. On the ground floor the entrance is via French windows, directly into a large dining room with a fireplace. Access from this room to a huge sitting room with fireplace with woodburning stove. French windows lead to a little side terrace.
The kitchen (in need of some refreshment – no fitted units).)is also accessed from the dining room and has a door to the exterior.
A door from the dining room leads to a hallway from where there are stairs to the first floor and access to the foot of a circular tower which holds a bathroom with WC.
On the first floor there are four large bedrooms, two of which have an en suite shower room, the third one has a double wash basin, and the fourth one has a single basin.
Stairs lead to the second floor. Half way up, on the first landing there is a WC situated in the tower. On the second floor there are two bedrooms one of which has a shower room with WC. The other one has not been renovated and has two separate attic rooms, one at each side, with potential for a bathroom. There is another big attic for storage.
Underneath the house, accessed from outside or form the hallway on the ground floor, is a huge cellar underneath all of the house, divided into three rooms one of which is a laundry room.
Outside the house is surrounded by its gardens which include a pool, currently out of service and in need of some renovation. The gardens and grounds are planted with many species of trees including some giant redwoods and other unusual species. To one side of the house the ground slopes to the top of the gorge into which the waterfall falls. In front of the house is a pleasant terrace overlooking the valley. The rest of the grounds slope gently down to the bottom ending at the river on one side and a small ravine (mountain stream) at the other. There are several small fields and some wild riverside areas full of flowers in the spring.
There is a stone outbuilding on two storeys just behind the house, in need of renovation, and there are diverse outbuildings including a chicken house and a stable.
The property was until recently a thriving bed and breakfast establishment enjoyed by guests wishing to experience the wonderful peace and quiet of this valley.
There is much to see and do in this area. The Vallespir hills are perfect for walking, riding, bird watching and all other outdoor activities. The valley runs up to the Spanish border, just after the little market town of Prats de Mollo.
Corsavy, 5 minutes drive away, is a mountain village, perched on the hillside on the slopes of the Canigou. It has a small shop and two restaurants. From Corsavy 10 minutes drive takes you to Arles sur Tech which has schools, local shops, sports facilities and a 13th century abbey. The road from Arles sur Tech leads straight down the valley towards Céret, the Roussillon plain and the sea (about 50 minutes drive t the nearest beaches at Argelés Plage.
Céret is a ‘sous prefecture’ where most administrative tasks can be done. It also has supermarkets, a ‘lycée’ (sixth form college), hospitals etc and is famous for the modern art museum, visited by many famous artists, as well as for its very early cherry crop.
The A9 motorway is another 10 minutes drive from Ceret.
