This house, situated on the edge of the little Vallespir town of Arles sur Tech near to the Riuferrer, stream that runs down from the mountains, would be an ideal investment project for someone wanting comfortable accommodation for themselves as well as rental opportunities, seasonal or full time. The living accommodation is currently on the first and second floor and each floor can be closed off from the staircase to make a self contained unit. It has all been recently renovated with exposed stone walls. Some original feature such as wood floors and old tiles have been left to give character. New double glazing throughout. On the first floor there is a sitting/dining room with access to a large terrace. The terrace has a small building currently used for storage but which could be converted to a small summer kitchen. The terrace has lovely views over the surrounding hills. A fitted kitchen, a double bedroom and a good sized shower room lead from the living area. With windows along two walls the living room could be further divided to make a second bedroom. Arles sur Tech, 20 minutes from the Spanish border, is in the Vallespir area of the Pyrenees Orientales, nestled in the hills and sheltered from the fierce winds which this region is known for. Famous for its 13th century abbey, whose cloisters you can visit, with an ancient stone tomb which runs with water at certain times! This is an ideal starting point for exploring the foothills of the Pyrenees – low enough down to have a warm climate and high enough up the valley for easy access to the mountains. On the banks of the river Tech which winds down the valley to the sea, an oasis of greenery in the springtime. The first slopes of the massif de Canigou start here and can be seen from the front windows. Only 5 minutes down the valley, in a stunning setting on the edge of the gorge, is the lively spa town of Amélie les Bains where the French come to ‘take the waters’. Having visitors for the cures 11 months of the year, this little market town never has an ‘off’ season and many of the restaurants cafés etc stay open all year round. A daily market in the middle of the town and a weekly market on Thursdays keep the town supplied with fresh produce. Céret is a little further down the valley and is a sub prefecture, meaning that most administrative tasks can be dealt with here. Céret also has an excellent market and is famous for its Modern Art Museum and its early cherries which are sold at the roadsides in early May. Céret has a very lively summer season with fetes and concerts and other amusements throughout the summer. The beaches of the Mediterranean are about 45 minutes away, with a choice of fine sandy beaches from Argelés Plage going north, and the rock coast with its little ports and coves running south down to the Costa Brava in Spain.
