Set on a plot of nearly 800m² in a cul-de-sac on the outskirts of Céret, the property is completely surrounded by its garden offering sun or shade all day round. Terraces and a small sun porch offer all weather outdoor space. Inside the house has a huge open plan living area where the sitting room of nearly 27m² is connected by archways to a kitchen/dining room of 20m² with some fitted units. A small glassed porch leads from the kitchen to a small utility room. From the hallway there are a good sized bathroom and separate WC plus a large double bedroom and a suite of 3 rooms leading off one another and ending with a double bedroom with en suite shower room and outside door to a terrace. These could be used as office and two bedrooms or made into a separate apartment. The building in the garden already has drainage and plumbing and could be converted into a separate unit for holiday rental or a granny flat. Separate from the main house it could have its own private garden space. The centre of the town of Céret is about 15 – 20 minutes walk via the famous ‘Devil’s Bridge’ high above the river Tech. Ceret, with its tree lined street – lovely and cool in summer, has an excellent market on Saturday’s and is famous for its modern art museum. It has a good selection of bars and restaurants as well as small shops. In the commercial centre there are larger shops and a supermarket. Céret is a sub-prefecture which means that most administrative tasks can be done there. There are schools and a hospital. Around Ceret there is much to see and do. The coast is about half an hour away and offers fine sandy beaches from Argelés Plage going north as well as rocky coves and small ports towards the Spanish border. The Costa Brava is also easily accessible via the A9 motorway. The Spanish border is about 20 minutes drive for duty free goods at Le Perthus. There are interesting places to visit in this area of Spain too including the Salvador Dali museum at Figueres. Inland from Ceret, along the Tech valley are the foothills of the Pyrenées, starting with the spectacular Canigou Massif which dominates the whole area and is the sacred mountain of the Catalans. Along the Têt valley which runs inland from Perpignan, the first ski station at Les Angles is about an hour and a half. Perpignan is the departmental capital of the Pyrenees Orientales and offers shops, administrative offices, commercial centres etc. The fort which dominates the town was a palace of the kings of Majorca.
