Neil Harris, Independent Agent, says: | This property is ideally placed for a Bed and Breakfast business and already has three self contained apartments for an immediate rental income. Near Amélie les Bains, a well known spa town, where there is a possibility of rental income for 11 months of the year from people coming to ‘take the waters’.
This is a substantial property in the heart of the Vallespir between Amélie les Bains and Arles sur Tech, ideally placed for easy access to the area, and to catch passing tourists looking for bed and breakfast. Footpaths lead directly up the hillside from the hamlet to explore the hills above and the property has lovely views across the valley towards the Canigou Mountain.
The property consists of a good sized house with 4 bedrooms, two one bedroom apartments and a studio, all set in a garden with lawns and a terrace.
The main house, which has a lovely friendly feel, has, on the ground floor, a large fitted kitchen with a laundry room, a sitting/dining room, an office and a bathroom. On the first floor, three double bedrooms, two with en suite shower rooms, and an office/kitchen (the house was originally two apartments) which could also be another bedroom.
The house has a huge garage with a wine cellar. | Separate access via external stairs and balcony to two apartments each with living room, basic kitchen, shower room and 1 bedroom. Both apartments have access to a terrace at the rear of the property.
The studio is accessed from the end of the building and is on the ground floor. It consists of one large L shaped room with basic kitchen and a shower room.
The apartments and the studio could be improved but are in reasonable decorative order.
Outside there is a big courtyard to the front of the property with a garden and a terrace and four wood garages. The courtyard is completely enclosed by hedges walls and fences. To the rear of the property there is a terrace on the first floor and a strip of garden, filled with shrubs on the ground floor.
The position of this property would make it a good site for bed and breakfast or holiday rental, or the apartments could be let on a long term basis for a steady income.
Amélie les Bains, one of the most important spa towns in France attracts a lot of visitors to ‘take the waters’ as well as tourists. Amélie les Bains, which also has a good selection of bars, restaurants etc is set on the side of the gorge de Mondony. There is a produce market daily in the centre of the town and a weekly market at the other side of the river. This is a friendly little town with pedestrian areas where its very pleasant to sit and enjoy a beer.
Arles sur Tech is up the valley and has small local shops. Arles is famous for its 13th century abbey, in the centre of the town, which can be visited.
Céret is less than 20 minutes for supermarkets an excellent market, the modern art museum and is a sub prefecture for most administrative tasks. Another lively town with a walled city behind the church and views towards the Canigou.
The nearest sandy beaches are about 50 minutes away at Argeles Plage or St Cyprien Plage where there is also a golf course. The rocky coast towards the Spanish border is also about 50 minutes drive. The Spanish border itself is only about 30 minutes via the A9 motorway over the Col de Perthus, for duty free alcohol and cheap petrol. The Costa Brava is about an hour’s drive.
Perpignan, on the river Tet, the departmental capital, is about an hour’s drive for bigger shops, commercial centres and administration. The ancient fort high above the town was a palace of the kings of Majorca.
