Well designed, detached, single storey villa built about 5 years ago in a quiet residential area of Sorède at the foot of the Albères Hills. Surrounded by a landscaped garden with plenty of space for a pool and an automatic watering system, this is a low maintenance property which still has possibilities for further improvement or extension. The villa is well provided with terraced areas and lawn and gets the sunshine all day. Not far from the coast but away form the busy coastal strip this is an ideal location for a quiet life in the sunshine of the south of France.
The Villa is situated on the edge of Sorède in a recent residential area with superb views of the Albères Hills. All the houses have large gardens giving the area an ‘open’ feel. No one is too close. The living space is well thought out and consists of a large living room with separate, but not closed, kitchen, fully equipped to a high quality with granite worktops. From the kitchen there is access to a laundry room which currently doubles as an office. This room has a door to the exterior and a door to the garage which has a fully tiled floor and a storage loft. The sitting room has reversible air conditioning and a conduit for a chimney, should a future buyer wish to put in a fireplace. French windows lead out onto the terrace at the front and side of the house. There is a large coat cupboard near the main entrance. From the sitting room there is access to a hallway which leads to three double bedrooms, the largest of which has a French window out to the side of the house, and electric shutters. The other two bedrooms have fitted wardrobes. Two bedrooms have a telephone socket. The showerroom has a shower, a double hand basin and a large fitted linen cupboard. Separate WC. Outside at the front of the house there is a covered terrace. There is a lawned area to the side, where a pool could eventually be sited (the owner had already supplied electricity to this area.) There is a terrace at the rear of the property, part of which has foundations in place for a conservatory or a summer kitchen. The rest of the garden is landscaped with flower beds and shrubberies in a gravelled area and automatic watering. The garden has wall around the two road front sides, with two separate car entrances, one on each side as well as a foot entrance. The house is approximately 122m² but has the possibility of planning permission for a further 130m². The village of Sorède has the advantage of being close to the coast but a little bit away from it all. It has a pleasant village centre with shops, bars restaurants etc as well a range of local services. At the foot of the Albères hills which offer plenty of possibilities for walking, it is also within easy reach of the rest of the department with a fast road which runs from the coast to the motorway, only a few minutes drive away as well as a fast road to Perpignan which serves the coastal region from Perpignan to Port Vendres. The coast in this area is varied – long sandy Mediterranean beaches for those who just want to enjoy the sun and the waves, or rocky coastline with little fishing ports and hidden coves for the more adventurous. Collioure, well known for local artistes who are often to be seen on the seafront with their easels, is a very pleasant place to spend a day strolling or watching the world go by from a harbourside bar. It also has a sheltered beach for those who don’t like the waves. Inland from Sorède are the foothills of the Pyrennees, which start with the sacred mountain of the Catalans - the Canigou, often snow topped, which dominates the region and which can be seen from the house. This is a good property for all year round living but would have good rental potential for anyone wishing to invest in a holiday property, especially with the addition of a pool.
