This 17th century stone cottage is habitable and in excellent condition. It will require some modernising though. But with a good sized attached garden a stone barn and workshop there is ample room to enjoy this part of France.
Set in a charming hamlet in the Haute Vienne countryside, overlooking a wooded river valley, yet only a 5 minute drive to the nearest village with bakers, supermarket and restaurants. The house has a walled front garden with stone well where you can here the river below. The entrance door leads into a hallway and a door leads off into the good sized living area. Fantastic oak beams and a feature fireplace maintain the character and the wide board wooden floors finish the look. There is also a trapdoor to the cellar underneath. The hallway wall is a partition and if you wanted to open up the whole downstairs it would be easy. Stairs lead from the hallway to the first floor and here you will find two double bedrooms and a shower and wc. The shower and wc are currently set on the landing with curtains, but there would be enough space to create a self contained shower room and toilet. Another set of stairs lead up to the loft area and with good height and a floor area of 35m2 you could create a third bedroom with en-suite quite easily. The roof was retiled and a new chimney built in 1999 so it is in excellent condition and totally dry. Back downstairs and the garden is in two parcels. The main garden of over 1100m2 is immediately outside the back door and is attached. You then have a further 700m2 across the lane. This would make an ideal vegetable garden. In the back garden you have a stone barn of some 45m2, again recently re-roofed. And attached to the back of the barn there is a further stone outbuilding of 20m2 that was used as a small workshop. The garden has mature trees at the rear border and has both full sun and cool shady spots depending on your mood. All in a very attractive country cottage that could be used immediately whilst you decided how to put your own mark on things.
