This beautiful L shaped house, was designed and built in 1976 by a local architect, set down its own drive in the middle of the garden, is flooded with light from all the large windows is on the outskirts of Limoges only 15mins from the airport, making it ideal for commuting and possibly a potential B+B.
The house is set in its own gardens of 7,300m2 and accessed by its own remote controlled electric gates at the end of the drive. Entering the house by the front door you walk into the large open plan living area, with high vaulted ceilings, flooded with light from the large double French windows. An insert fire and its chimenee bisect 2 seating areas and provide the support for the open stairs to the upper floor. To the right from the front door is a short corridor leading to 2 double bedrooms, one with french windows to a patio made from local St Yriex stone and the other, a double also, with a south facing window has a small room off. With water and provision for drainage already there, this room could easily become an en suite bathroom. Walking across the living area, laid to wood or tile you can see from the french windows right across the gardens to the wonderful views of the valley beyond. A door leads into the kitchen diner with windows to the front of the house, door to another patio and tiled floors. Fitted hob, extractor fan, double sink and fitted eye level oven are all staying in their fitted cabinets. Also here is a door to the sous sol, the full size of the house and a door to another corridor, off which is the dining room, which also leads onto the patio by French windows, bathroom and wc. Back through the corridor into the living area and climb the stairs to the upper level. Down the stairs from the kitchen to the sous sol, you enter the utility room with sink and plumbed for washing machine, then into the main part of the sous sol, the entire size of the first floor, with space to park 3 large cars, storage space, work space and here lives the oil fired boiler and alarm system. Large sliding doors lead out to the driveway and garden of 7.300m2-- The drive way ends at the house and all the rest of the garden is laid to grass with mature shrubs near the house and trees providing shade. The patio and steps at the front of the house built o St Yriex stone. In front of the house is a small stream with Carp and Koi carp, this water is used for watering the garden. Fruit trees such as Apricot, cherry, kiwi with strawberries and vines, and a vegetable plot. . There is a possibility of selling off a piece of land of 2300m2 for the construction of another house. The fosse septique has passed all its required tests. The local schools are nursery and primary and high school pupils are bussed to Ambazac, not Limoges.
