Once upon a time this property was run by monks as a self suficient property. It's the perfect situation for a small farm, equestrian centre, or fish farm - in the hills of Blond in the north Haute Vienne. The farmhouse is surrounded by fifty acres of its own land 'mainly fields but some woodland) - there are no immediate neighbours - but the nearest pretty village is less than 1km away. You feel as if you're in the depths of the countryside but Limoges airport is only a 30 minute drive. The farmhouse, built from local granite and full of character, currently has four bedrooms, but it wouldn't be too much hard work to renovate the huge attic to provide another four. There are barns a-plenty - all with traditionally tiled roofs in excellent order, plus a building that could easily be renovated to provide a small cottage. There's a private moutain spring water supply which even has its own sluice to irrigate the organic vegetable garden. The current owner has run this as an equestrian centre so has created a sand menage and two corrals for training horses and for giving lessons.
This property has a fascinating history having been built on the grounds of a pre-Revolution chateau, then run as a self sufficient monastery, then, for 150 years a prize Limousin cattle breeding farm for 150 years, and for the past six years a successful equestrian centre. The main door of the house leads in to a welcoming living room/kitchen (35m2) which has a traditional stone floor and enormous granite fireplace which houses a new woodburning stove. Behind this fireplace is the old bread oven that was used to supply the village with bread. There's also a fascinating underground tunnel leading from the living room to the grounds - possibly an escape route for the monks in days gone by! There are four bedrooms on this floor but there are many possibilities for changing to whatever you wish. There's also a new bathroom suite and a separate WC. Upstairs there are two very large rooms with 'tomette' tiled floors, which could easily be divided to produce another four large bedrooms and two further bathrooms. Most of the windows are oak and double glazed. There's also a new, state of the art, septic tank (4000L) with eco-sand filter, and a pressurised water system (3000L) for ensuring that it doesn't take hours to provide water for the horses! Obviously that also ensures that there's plenty pressure for showers. There are large barns which can be converted or used, as they are now, to house up to a dozen horses, an indoor menage, storage for hay etc. There's a prep room and a tack room, and a WC/shower for guests/pupils. At the end of the last barn there's an attached building, with stunning views, that already has a new roof, electricity and plumbing, to provide a guest cottage. There are other outhouses which provide plenty of storage space or can be used as they were before - as a cave, and as pig sties - one even has its original stone pig trough. Outside there's a pond, produced by the spring, which contains fish and irrigates the vegetable garden. As you approach the house by the driveway, you'll see land on the right hand side that used to be a small lake. Tree roots have infiltrated the bank, but with a bit of work the three natural springs would once again provide a beautiful small lake. At the beginning of the woodland the monks had built large oblong ponds for use as trout rearing ponds. Once again, these could be returned to their original state, being fed by another bountiful spring. In the fields and main paddocks much of the fencing has been replaced with high tensile horse fencing. There's a sand menage (40m x 20m), and two corrals of 15m diameter.
