Wow, what can I say? Very rarely does such a property come on the market. Incredible location, fabulous building and so many possibilities.
You approach along a private drive and reach the property in a clearing in the forest. The first thing that captures your imagination is the sheer beauty of the location. A river running from your left down a weir, the mill house set on the other side and a meadow to your right, all surrounded by forest. You cross the bridge to reach the mill. On the ground floor are a workshop area of over 60m2, with an amazing original fireplace and oak beams of immense size. Behind this room is a further large room that was probably the original kitchen. Again an amazing original granite fireplace and granite stone floors take your breath away. There is a small utility area and WC set off to one side here. Stone steps commence the ascent to the first floor and oak steps take over half way up, you enter into a grand hall of over 60m2 with yet another original fireplace, the floors and beams have been replaced, but in keeping with the original oak ones. A door leads from here into the owners 3 bedroom apartment. You have a living room/kitchen of 25m2 with granite fireplace, then three double bedrooms, a bathroom and separate WC. All currently lived in. Back into the grand hall, stairs lead onto the second floor where this is split into two rooms, one of approx 60m2 and the other over 70m2. The possibilities are endless. You could easily transform this into a further four bedrooms and further bathrooms too. The apartment is perfectly habitable and the rest of the mill house has little structural work required just the internal works. The beams are absolutely amazing! Outside you have a raised terrace that looks out over part of your land and across to the river. This comes around a slow moving sweep to the main weir, where your own electricity generator runs off the damn. No more electricity bills. The current generator is sufficient for the current house, but would probably need up rating to produce power for further rooms. There is also a large garage underneath the house. You have a combination of meadow land, forest and of course the river frontage. I have yet to go to a more tranquil spot and with time and some effort you will have the most amazing property imaginable. If you want to be private and sat within your own land but only a five minute drive to a village with basic amenities including bakers, post office and bar, then you have that with this amazing property.
