Nicky Debens, Independent Agent, says: | | This superbly positioned Chateau dates in the most part back to the 18th Century but some of its history goes right back to the 12th century. It is perched up in the beautiful countryside south of Toulouse near the small towns of Carbonne and Montesquieu Volvestre in the Haute Garonne, both of which have thriving weekly markets and all the amenities you could wish for. | The property is approached by a quiet country lane with the driveway sweeping past the guest house ending at the large iron gates heralding the chateau’s entrance. The gates open on to a sheltered tree lined garden situated at the front of the property, this is laid to lawn but was originally a cobbled courtyard for the horse and carriages to access. Wonderful views of the Pyrenees dominate the view and the rolling hills of the surrounding countryside are equally as impressive.
The main entrance opens on to an impressive hall with exposed beams, and recently restored floors using locally handmade terracotta tiles. The original staircase still remains and elegantly sweeps up from the opposite end of the hall to serve the upper floors.
Leading off the entrance hall is the “summer room”, a large and beautifully light and airy reception room with French doors to the south facing garden looking out onto the terrace garden and of course those magnificent Pyrenean views. From here is one of three doors leading into the kitchen.
The kitchen itself was modified by the current owners in order to make the most of the views and the light. It has a farmhouse feel and stretches from the north to south sides with windows at both ends and access to the garden terrace from the south end. An Aga and a large fireplace make this a warm and cosy family kitchen in the colder seasons. There is access from the kitchen to a large utility room with separate entrance hall.
To the right of the entrance hallway is the magnificent “winter” sitting room dating back to the 17th Century with its 2m thick walls and original stone fireplace with bread oven and (more recently!) woodburning stove. The original oak staircase rises up to the first floor and a large landing area to the right of which are six bedrooms, three of which have en-suite facilities, and a family bathroom. To the left are two further rooms to renovate, both with balconies and one with access to the 1st floor Tower Room.
The top floor consists of a huge main attic room spanning the length of the chateau and measuring approx 110m2, in addition to this there is the 3rd Tower Room and 2 further large rooms with fireplaces and once thought to be the servants’ quarters.
Adjacent to the chateau is the 5 bedroom barn conversion, a wonderful property in its own right and an ideal holiday gite or guest house. Converted to a high standard this 200m2 house includes a kitchen, dining room, large sitting room with woodburing stove and en-suite facilities in all five bedrooms.
As far as outbuildings and land are concerned there are further barns, a stable and open haylofts on either side of the barn conversion. There is also a separate stable block with four boxes and a sand school. The swimming pool was installed by the current owners on its own landscaped terrace cleverly hidden from view of the house and enjoying the views of the surrounding countryside. The 26 hectares of land are made up of woodlands and pasture and there is a large pond to the west of the Chateau which perhaps was once part of the moat which surrounded the property!
The real beauty of this estate is that whilst it is set in what appears to be glorious isolation it is but a 10min drive to the nearest town and just 4mins from an esteemed restaurant! As for Toulouse and the international airport, they are only 45 minutes by car and the nearest ski slopes are reached within 1h30mins.
