This property is at the very end of a quiet country lane with one neighbour before you reach this house, so very quiet and secluded. The house sits to the left, gates open onto a private courtyard and you have a choice of doors to enter the house. At the far left of the house this door leads into the kitchen of around 18m2. Exposed beams and a wood burning stove give the basis for a character kitchen but you would probably think about upgrading the units at some time. To the right is the lounge/dining room. A feature fireplace and wooden floors give a traditional feel. This room then leads to the second sitting room, another room of 15m2 with feature fireplace too. Both these living rooms have French doors leading back into the courtyard at the front. There are also two further rooms off these living rooms, one is set as a bedroom and the other as the study, both are around 12m2 in size. There is then a utility room at the back of the kitchen and a shower room and toilet. Behind this is the boiler room which houses the oil fired central heating boiler. You can also access the attached barn from here but I will come back to this part. Back into the kitchen and a door at the rear opens onto stairs which lead to the first floor, here you will find two double bedrooms and then a landing leads through to a large attic room. This would make a fantastic master suite as there is more than enough space for an en-suite. The attached barn at the far end of the house and has around a 60m2 footprint. It has double height and also had its roof replaced completely in 2007 along with the main house. It would be very easy to create an extension to the main house if required or even create a second house, all subject to the normal planning process. Behind the house there is a large garage, this is very deceptive and although from the outside didn’t seem too large, I got the surprise of my life when housed within was a full size caterpillar excavator. The attached barn has a stable block behind and there are also several smaller outbuildings used for storage and workshop space. Back to the front of the house and directly opposite the courtyard is a further outbuilding that would make a great studio gite. The land is predominantly off to the left of the house in the main picture and is a combination of meadow land with a fair amount of woodland too. It leads down a gentle slope to the valley beyond where a river runs at the bottom. With 11 hectares in one large parcel. There is also a parcel of 1 hectare directly opposite where you may gain planning permission to build if required. In summary you have a large habitable house that does need a little refreshing, an amazing position with fabulous views over the valley and forest, a very secluded spot and plenty of room for your horses, children or just for you, take your pick.
