Lisa Greene, Independent Agent, says: | | This house may look rikiki, however it is anything but with 5 bedrooms, 4 of them doubles, 4 main rooms downstairs, 2 bathrooms and a large garden. All this and it is right in the middle of a large, busy market town which is rapidly expanding. With 160m2 of living space on 3 floors this house has lots of potential. | The front door of this house bears the number 260, which is explained by the fact that it was the 260th house to be built in this town, before street names were used. As you enter into a room of about 10m2 with lovely exposed beams the full character of the property is revealed. On through this room to a hallway which has space to store coats and leads to a utility room, separate WC and a large room which has previously been used as a living space and kitchen combined. This large open room has 2 windows and a glass door so it is lovely and light and looks out, via a lean-to conservatory along the full width of the back of the house, onto the garden. The conservatory also gives access to a side courtyard which would be a good place to store bikes, etc and a 2 roomed, single storey block built extension. The two rooms in the extension are really big, the smaller has a ping pong table in it and there is plenty more room to spare. The well-established garden is like an oasis in the middle of the town, it is a mixture of lawn, trees and shrubs and there are a couple of small outbuildings which could be refurbished to become useful sheds. With plenty of room for children to play, BBQs or adding to the planting to create a real showpiece, this garden offers it all. Back in the house and to the hallway, which by the way has a tiny cave under the stairs for storing your wine at a constant temperature and up the stairs to the first floor where there is a small double bedroom, a decent size double bedroom and a really huge double bedroom with an imposing fireplace and 3 tall windows opening onto the garden. There is also a bathroom and separate WC. Up the stairs again to the third floor where the attic has been converted to give a large double bedroom, small bedroom, shower room and WC. This house is in need of some updating, but would be habitable straight away. There is gas available in the area and it has a fairly new gas heating system and mains drainage. This is one of the most accessible areas of France: a TGV train station is a short walk away and it is less than a half hour drive to St Malo and Dinard where you can catch a ferry or a plane to various parts of the UK: St Malo – Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol or East Midlands. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5-3hrs) or flights to Brest, Rennes or Nantes (1 – 2 hrs). If you plan to work here, then being in the heart of town expands your job opportunities and if you just want to play then there’s plenty to do both right on your doorstep and within easy driving distance and when it comes to relaxing, out in that lovely garden, you wouldn’t know you were in town at all.
‘Rikiki’ is a cute French word for very tiny - poky if it’s applied to a house.
