The location is excellent, less than 15 minutes south of Lamballe, half an hour from the coast, a short hop from Dinan and really easy to get to from the UK. The house is situated in a quiet hamlet on the outskirts of a traditional Breton village. The land outside leads to just two other homes and is a no-through road so there's no passing traffic, just a sprinkling of friendly neighbours. With a garage and workshop plus a garden which is a mixture of lawn, flowers and very productive vegetable patch this is the ideal place for those who like practical hobbies, but if you just want to come on holiday, grass over the veg patch and it could easily be low-maintenance. The house is built of local granite and in good order. The dining kitchen forms the heart of the home and is a real countrystyle space. Off to the right there's a generous 26m2 double-aspected lounge with a lovely fireplace, exposed beams, wood panelling to the bottom of the walls and a fresh laminate floor - it's a charming room. Beyond the kitchen is another room - utility, playroom, another lounge,... you decide. This leads out onto a covered veranda with views over the garden - the ideal place to sit and unwind in the clean, fresh air with nothing to disturb you except the odd bird call. Finally on the ground floor there is an immense bathroom with white suite including a large corner bath. Upstairs there are 4 bedrooms, 3 good doubles, one single and a WC. If you wanted to make an upstairs bathroom there's plenty of space and it wouldn't be a big job. Ideally located for the safe clean beaches of Brittany's Emerald Coast or for great shopping, dining, galleries and culture in Dinan, St Brieuc or Rennes this place has so much to offer. Clean air and tranquillity at home and a short drive to fashionable boutiques and some of the region's finest restaurants. If you choose to live here then there is a thriving community with clubs for many interests meeting regularly, fishing, sailing, riding, golf, tennis and a host of other sports to choose from. If you have children, the local schools are superb and very welcoming, there are currently 2 English children out of 80 in the two local schools which cater from 3 - 10 years of age and from 11 the usual choice is the college at Moncontour. A smattering of new houses are being built in most of the local villages and Lamballe is growing steadily so the area is enjoying good economic growth. The property is very easily accessible from the UK with Dinard airport and its RyanAir flights from Bristol, Birmingham, London and East Midlands about half an hour away and St Malo is roughly the same distance with daily ferries from the UK and the Channel Islands. Rennes is under an hour away and Brest and Nantes airports and the port at Roscoff are all under 2 hours. The ports of Caen and Cherbourg are under 3 hours and there is also a TGV service to Rennes and Lamballe. It's about a 5 minute walk to the local boulangerie, the bar is slightly nearer (as is the church!) and there's a general store in the next village which is 5 minutes by car.
