This pretty home is the result of a well thought out and professionaly executed renovation in the late 90s. One large home with good design makes the most of the useable space with an interesting layout around a central and very private courtyard. Situated at the end of a long private driveway and elevated to give commanding views, the neighbouring chateau ensures that this beautiful corner of France will stay that way for generations to come.
This was designed to be a family home and the main priority of the parents was to put some space between them and the teenagers so the main en suite bedroom is situated downstairs to the right of the entrance hall, it also has an office attached with a mezzanine area above for watching TV, relaxing, etc. On the other side of the hall is a large utility/laundry/boiler room and a separate WC. Off the hall (which is glazed to give views over the charming courtyard) is the kitchen/dining room which oozes character; exposed beams, a huge granite fireplace and a pretty arched doorway opening onto the garden are just a few of its charms. Through this room to the main lounge which boasts another granite fireplace and further acccess to the garden. The stairs to the first floor lead off the kitchen and could fairly be called ancient although they've been made sound. It's hard to climb these stairs without thinking of the generations who have gone before you and helped to shape this home. The first floor corridor leads to 3 sizeable double bedrooms, a family bathroom, separate WC and stairs to a guest room on the second floor. Of course if you don't want to have your room away from your family then you can just sleep in one of the 4 bedrooms which are close together and leave the downstairs en suite for guests - paying or family. The building was originally two small farmhouses and some outbuildings and the whole has been linked together creating interesting variations in height and a very appealing exterior. The work was carried out by artisans and the owner has an extensive collection of photographs of the work which demonstrate the quality and thoroughness of what was done. The septic tank has passed a recent inspection and the property benefits from under floor heating throughout the first floor, all controllable on a room by room basis and radiators on the upper floors. Outside, the garden is a mix of borders, lawns and pasture - much of which is bordered by the high stone wall of the chateau park - a delightful site and all the easier to enjoy it when you realise you don't have to maintain it. The chateau is well looked after and used just for holidays by its affluent owners. The views from the property arr fabulous and when the foliage on the trees dies down in winter it's possible to see the sea in the distance. A pair of donkeys share the pasture at the moment and have a small stable - the land, at just over an acre, might be enough for a small pony or you could get your own ass to keep down the grass. So, what to do when you are not enjoying your fabulous home? The house is less than 20km from the centre of St Brieuc which is one of Cote d’Armor’s major cities with great shopping, 2 multi screen cinemas (with regular English language showings), restaurants, night life, bowling and many other sports. Or being ideally situated for the Bay of St Brieuc you may wish to explore the varied landscapes it offers on foot, on horseback or by bike. And beaches? The bay has 10 of them - both sand and shingle, to enchant you, and all of them surprisingly different. The house is well located for the road network which delivers you to St Malo/Dinard or Rennes in about an hour. This is one of the most accessible areas of France: you can catch a ferry or a plane to various parts of the UK: St Malo - Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol, Birmingham or East Midlands. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5-3hrs) or flights to Brest, Rennes or Nantes (1 - 2 hrs). There are also TGV stations in various nearby towns.
