Situated in the heart of the countryside with fantastic views, yet so close to the centre of Loudeac this house would be equally suitable for permanent living or make a great holiday home - which you wouldn't struggle to rent out. The house is one of a few in a quiet little hamlet, but the views from this elevated position front, back and side are of open fields and acres of countryside off into the distance. The house sits in the middle of its own plot with a front garden laid to lawn with some mature trees and bushes, to one side there is a driveway leading to the garage and round to the rear there are areas for vegetables and raising poultry. Back round the other side and out to the front and you find a fabulous wendy house - big enough for the grown ups to visit for a cup of tea when someone small is playing house. Inside the house has an easy to keep interior with tiled floors and an good layout. The large lounge has two doors to the front garden, exposed beams, a stone fireplace and an opening into the well fitted kitchen. In turn the kitchen leads off to a large boiler room/pantry from which is the internal door to the garage. Also leading off the lounge is a short corridor to a further room - dining room or 4th bedroom - which has double doors opening onto the garden. There is also a shower room and separate toilet here. On the first floor are 3 bedrooms, a bathroom and a toilet all leading off a central corridor.The house has oil central heating, double glazing and a wood burner so it's cosy and econimical to heat. Built in the mid twentieth century it's old enough to have character, but new enough to be easy to maintain. Whether it's for education, day to day family life or holidaymaking fun the nearby thriving market town of Loudeac is well equipped with a wide range of shops, restaurants, banks and several large supermarkets. For all year round fun whatever the weather the whole family will love Les Aquatides swimming centre where as well as the 25m swimming pool you'll find a 70m long water slide, a lagoon of bubbles, geysers and fountains, several rivers to swim through as well as a jacuzzi and spa-bath. This is also a popular area for horse based activities and every year since 1879 a series of five popular Easter race meetings are held from March to May at the Calouët Hippodrome, attracting race goers from all over western France. On the second Sunday in August Loudeac celebrates with La fête Du Cheval (Festival of the Horse) when a procession of over 200 horses, carriages and brass bands march through the streets then congregate at the Kerdervé showground. Just outside town is the 2,500 hectare Forêt de Loudéac. Originally part of the Brocéliande forest which stretched across Brittany, the national forest offers lots of scope for exploring and leisure activities with 30 miles of marked footpaths, protected plants and wildlife. There's plenty to be discovered on foot, by bike or on horseback - bikes and horses may be hired. There's also an old unused railway line which runs parallel to the River Lié for several miles past Loudeac. The line originally connected Carhaix to Brohinière and has now been transformed into a very pleasant shaded sunken lane, perfect for strolling, cycling or horse riding along. Access to and from the UK is easy via flights to Rennes, Nantes, Dinard, Brest or St Brieuc or come by ferry into Roscoff, St Malo or one of the more northern ports and drive down on the excellent road network.
