This most distinctive property is unique in many ways: it's appearance for example, it's been described as rather like a gingerbread house; the central village location and yet it feels so rural and has commanding views; and finally, the value for money offered by such an attractive price. The property has 3 bedrooms, scope for 2 bathrooms and plenty of living space. The garden is a delight from the huge mature grapevine to the goldfish pond complete with stone windmill - you just have to visit this house to see how special it is.
The house has an elevated front door at the top of a flight of stone steps with a pretty balcony. Inside there is an entrance hall with black and white tiled floor and a solid wooden staircase in front of you. To the left is the kitchen which is a generous size and could be refitted to accommodate a good number of units and a dining area, behind that also off to the left is a separate dining room of about 16m2 and off to the right is a large lounge of around 28m2. Many of the rooms have solid wood parquet floors, the lounge included. It also has a fireplace and windows overlooking the front and the side views, all the views to the front are particularly impressive and the lounge and kitchen in particular are very well illuminated and opened up by this aspect. On the first floor there are currently 3 bedrooms and a family bathroom, all liveable in, but needing refreshment. In addition, there is a box room which particularly lends itself to conversion into a bathroom. If you do this and make the existing bathroom into an en-suite then this would make best use of the space whilst creating an ideal home for a family or a couple who enjoy visitors coming to stay. Down in the sous sol (basement at ground level) you can park in the garage and enter the house via a flight of steps from here. There is a cave for storing wine at the correct temperature, the boiler and oil tank are situated here and there is also a place to store logs. It would be quite easy to fit a toilet and sink down here - very useful for keen gardeners who want to make the most of this fabulous plot, but don't be scared of the garden, you can just keep it as grass if you want to. The boiler was fitted around 2003 and the property has mains drainage so there are two major things you don't have to worry about. The property does need some updating, but it's all fairly superficial and who doesn't enjoy choosing a brand new kitchen? Situated in north eastern Brittany in the commune of Plouguenast the area has many beautiful walks and bicycle/riding tracks, kayaking and it's just half an hour away from the clean sandy beaches and safe swimming of the Brittany coast. Situated at the heart of this large friendly village centre which boasts 30 businesses including a good sized supermarket, a pharmacy, doctor, dentist, bank, florist, hairdresser, petrol station, individual shops & restaurants. The ancient town of Moncontour with its cobbled streets and amazing architecture is just a ten minute drive away - this small town also has all the facilities previously mentioned as well as many individual shops, guest houses, a weekly market and a small museum. Loudeac known as 'The Carrefour (crossroads) of Brittany' is 13km - a growing town with excellent road links & many facilities including superstores, builders' merchants, hotels, water park, golf, riding and sporting facilities. The City of Saint Brieuc is just 37km away with all the shopping you could wish for and other attractions such as cinema and bowling! Access is so easy, whether it's for you or your guests. About an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from East Midlands, London, Birmingham and Bristol. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there are also TGV stations at Rennes and St Brieuc.
