This solidly built granite house would make a fantastic holiday home. With a spacious interior, 3 bedrooms and a secluded low-maintenance garden it's the perfect lock up and leave property. There are acres of beautiful Breton countryside right on your doorstep yet the property is situated on the edge of a large village/small town, it's just 3 minutes walk from a good selection of shops including boulangeries, bars, doctors, dentist, pharmacy, vets and supermarket.
The property has two front doors, both nice, but one is particularly charming fitted into an arched stone doorway with an arched window with tiny shutter - very sweet. Inside this door there is a wide hallway with 2 good sized double bedrooms (each approx 12m2) on the right, a wooden staircase in front and a boiler room and space for a washing machine off to the left. There is also a lounge/playroom/music room off to the left which feels like a sort of 'bonus room' and it does mean that as a holiday home there is plenty of space for the family to do their own thing and relax to the maximum potential. The second front door also opens into this room so it could be a separate guest annex or office/treatment room with private access. Upstairs on the first floor there is a well-equipped, fully fitted kitchen which looks out over the garden, a further double bedroom, a shower room with sink and WC and a very large lounge (approx 25m2). A generous, well-illuminated central hall/landing adds to the roomy feel of the house and the wooden staircase continues up to the attic which would be very easy to convert. In good order and with plenty of headroom it spans the full width of the house and could make even more living accommodation or just be useful, accessible storage space. Sometimes when a holiday home is used by family and sublet it is useful for the family to have an area like this where they can leave their possessions for when they visit, yet put them out of the way of other holidaymakers. Outside the space is really useful with a covered abri for summer dining, a lawned area and small terrace. Steps up to the back door from the kitchen mean that the garden can be directly accessed from both the ground and first floors with a small balcony outside the kitchen. The local area is beautiful and just 40 minutes from the Emerald Coast with its clean sandy beaches and safe swimming. Merdignac is 15 minutes away and Lamballe 25 minutes; Lamballe has a large weekly market, plenty of shops, bars and restaurants amongst its half-timbered buildings. It's also famous as the home of Brittany's working horse breeding and training centre. When you visit I can show you round and tell you about all of the other great things to do in the area. Access is so easy, whether it's for you or your guests. Just 45 minutes away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from East Midlands, Birmingham, London and Bristol. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there is also a TGV service to Rennes which is an hour away.
