Right at the centre of town this very sizeable house offers the chance to have a truly historical home and with part of the ground floor having been used as a barber's shop until very recently, retail or commercial opportunities are a possibility. 3 double bedrooms, superb condition and a fabulous location make it truly tempting. | Still encircled by imposing 13th and 15th century ramparts, a period atmosphere makes life in Moncontour gentle and pleasant and the many half timbered homes, cobbled alleyways and narrow streets are quite fascinating. The town was a republican stronghold during the French Revolution and the impressive Penthièvre fortress withstood countless attacks during the Middle Ages; it even minted its own coins in the 14th century.
Peace reigns in the present-day town, enhanced by surrounding woodland and dazzling floral displays, but it makes the most of its colourful history both by hosting a regular medieval festival aimed at recreating Moncontour during the Middle Ages and by promoting its museum, the ‘Maison de la Chouannerie et de la Révolution’ which offers a better understanding of the town’s significance during the various stages of its history. The square in front of the 16th century Church of Saint-Mathurin is home to several restaurants and bars and there are others throughout the town. It is well served for shopping and other services with a small weekly market, small supermarket, butchers, charcuterie, boulangerie, patissier, poissonerie, crèperie, pharmacy, doctors, nurses, dentist, physiotherapist, vet, post office and 2 hotels. If you think there's a shop missing then come and open it!
The house has a very large open plan living space on the ground floor with lounge/dining and kitchen combined in one large tapering room with a window overlooking a cobbled street on one side and a door onto a small pretty alleyway at the other. The room has a stone fireplace, beamed ceiling and is really well illuminated by natural light. The remainder of the ground floor is currently laid out as a barber's shop with access from the cobbled street. It has exposed stone walls and is a lovely space which would be equally suitable as retail space or a living area.
Underneath the house is a cellar which has good headroom and a small window so some natural light and ventilation. It is currently used to store firewood and as a laundry and is a really useful area as the property has no outdoor scope for storage eg. for bikes.
The first floor has three comfortable double bedrooms with high ceilings, large windows and period features. There is a bathroom with a bath and shower and a separate WC. The attic is accessible via a hatch and could be converted.
Anyone who comes to love this quaint little town will also come to know that gardens are not always a prerequisite for life here and this house does not have one but that's normal here; plenty of families live here and raise children quite happily making use of the communal spaces and of course acres of countryside and Brittany's stunning coastline are right on your doorstep. In summertime the aperitif scene is very active and inclusive so you may well be enjoying the early evening sun in someone else’s garden anyway! If you choose to have this property as a holiday home then of course the lack of a garden will only make it easier to maintain.
The local area is very beautiful and less than half an hour from the Emerald Coast with its clean sandy beaches and safe swimming. Lamballe, 15km away is the nearest town and has a large weekly market, plenty of shops, bars and restaurants amongst its half-timbered buildings. It's also famous as the home of Brittany's working horse breeding and training center which hosts open air concerts throughout the summer, as indeed does Moncontour itself, check out the 'Mardivertissements'.
Access is so easy, whether it's for you or your guests. Well under an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from East Midlands, Birmingham, London and Bristol. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there is also a TGV service to Rennes which is an hour away.
