Lisa Greene, Independent Agent, says: | | This fantastic rural property has so much going for it; a well presented, spacious interior; great private location, easy distance to the nearest village and some bigger towns; lovely land - well laid out and attractive as well as useful, plus some great additional buildings. Situated at the end of a quiet country lane which gives access only to a field with no one overlooking the garden near the house. So rural yet just 10 minutes to the lovely little Breton town of Merdrignac with many shops and a supermarket and less than an hour from Dinan, Rennes and Dinard/St Malo. | The kitchen is often the heart of the home and this one definitely has a warm glow. Its stable door, tasteful units, clean lines and the view of the splendid garden make it a real delight. A pleasure to cook in and there's plenty of room for a family dining table.
The L shaped living area is a lovely space with an open fire in a charming fireplace, more views across that delightful garden and plenty of room for both a lounge and a dining area, there's also a little computer niche tucked away neatly, yet easily accessible.
Also on the ground floor is a good sized utility room, with a really nicely fitted bathroom off and a garage - this area is really useful in its current layout, but would also lend itself to being made into a guest annexe.
On the first floor there are three double bedrooms and one single off a wide landing. All nicely decorated and with shutters which either open conventionally or tilt to let in the air and keep out the sun when it gets too hot - a handy feature.
The house is well maintained, comfortable and very easy on the eye, but it’s probably outside where this property really comes into its own. With 6,400m2 of land made up of borders, lawns, orchards and fenced livestock areas there’s lots to enjoy and it’s all very user friendly. There is also a large shed which has previously been used for goats, but could house a pony and a large concrete barn (approx 50m2) which has a personnel door at one end and a vehicle door at the other. The interior has several useful 'rooms' for storage or animals and there’s also a vehicle inspection pit if your hobbies and interests centre around things with four wheels rather than things with four legs.
There are also two well points on the property to provide water for gardening or animals which is really useful to have in plentiful free supply. If you’ve dreamed of living the good life then this would be an ideal place to do it - capture that dream and make it an easy reality, you only live once!
Beyond the property to one side there is a large field, at the end of the garden there is woodland. There are some other houses in the area, but they are a good distance away - near enough to have friendly neighbours, but not near enough to hear or see much of them, and the Breton people are renowned for their warm, welcoming attitude.
For those who like to get out and about this property gives superb access to St Malo/Dinard, Rennes Dinan and St Brieuc. This means that not only are you well under an hour away from shopping, beaches, restaurants, mediaeval festivals, theatres, art galleries, cinemas, bowling alleys, boat trips, swimming pools, golf, riding, tennis, long country or coastal walks and much more, but also equally close to a mass of daily flights and ferries arriving from the UK (eg. RyanAir Dinard to/from London, Bristol Birmingham, East Midlands; St Malo ferries to/from Poole, Portsmouth, Channel Islands; FlyBe to Rennes to/from Belfast, Edinburgh, Exeter, Manchester, Newcastle, Southampton). You could even hop on the TGV to Rennes if you prefer to let the train take the strain. There is commerce in the village and a school and the nearest supermarket shopping is 10mins away in Merdrignac.
