This is a renovation project which could realise stunning results. | The area just south of Brittany's beautiful Emerald Coast is a sublime mix of agricultural land, un-commercialised sea side towns and pretty villages. Long loved by Parisians and other holidaymakers alike it is, and will surely continue to be, a perennial favourite for anyone who wants a relaxing holiday taking in the best that nature has to offer and enjoying a Breton welcome. The safe sandy beaches, laid back restaurants and host of leisure activities ensure that whether you plan to raise your family here, run a gite complex or both, there are attractions aplenty to help you along.
The site is not totally isolated but situated in a very tranquil hamlet and accessed via a gateway in a low stone wall which suggests it was a residence of standing. As you drive down towards the houses you see the back of one of the smaller houses and then arrive at what could be an impressive courtyard. There are two smaller houses and one very large one, one of the smaller houses is separate and the other joined via an old animal pen in an L shape to the main house.
The separate smaller house has been partially renovated and has been designed to give an open plan ground floor of around 50m2 with a lovely new stone fireplace at one end, 2 bedrooms and a shower room upstairs (only stud work in place). It has a slate roof, five new velux windows at the back and a large dormer at the front. Water and electricity are laid on and this house could be the one you finish first and live in during the rest of the renovation.
The second small house is currently single storey; it has a footprint of roughly 8m x 5m and is attached to a ruined animal pen of around 6m x 5m which could be made into an atrium. It may not be possible to make this dwelling into two stories, but you would have to see how it fitted into your overall design. It needs a new roof to replace the corrugated metal sheeting and that might give an opportunity to change the overall height. It abuts the main house and the animal pen fills in the corner creating the L shape.
The main house is approximately 5.5m deep along its length with the first room about 8m wide with a huge stone fireplace which is a tremendous feature. Next is a room of about 5m in width which is currently a kitchen with a shower room in one corner; this may not be the ideal layout for you, but does mean that there are habitable and useful areas while other works are being done plus services are in place in key areas. The next room on from the kitchen is a room of about 5m width to be renovated and beyond that, although one currently has to go outside to access it is a further room of about 5m width. The total ground floor area is about 120m2 and the 1st floor runs the full length of it with similar dimensions. The 1st floor currently has partition walls creating several bedrooms and five attractive dormer windows. This building might also need a new roof currently being covered in asphalt style tiles.
There is a well on the ground and the houses sit in the middle of the plot. To really appreciate the position of the property, how close it is to the coast and the superb access it offers to so many popular places, why not have a look at a satellite image of the position of the village.
The property also benefits from being in one of the most accessible areas of France, a relaxing 40 minute drive across the Emerald Coast takes you to St Malo and Dinard where you can catch a ferry or a plane to various parts of the UK: St Malo – Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol or East Midlands. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5-2.5hrs) or flights to Brest, Rennes or Nantes (1.5 – 2.5 hrs).
