Both buildings are fully habitable and the whole ensemble has real charm. Very well located - just 5 minutes from medieval Moncontour and less than half an hour from St Brieuc. It has double garage and separate building which has previously been used as a stable as well as 15,000m2 of garden, this is a house to fall in love with. | The two houses are located side by side and look very pretty, they are built of really nice stone and slightly formal in style suggesting they were built to a high standard for a wealthier family. The main house has a large Virginia Creeper which changes with the seasons and adds character, but it would be easy to get rid of if you wished. The courtyard in front is all open so one is immediately able to drink in the atmosphere of the setting and the garden is mostly to the rear and side.
The main house has a central entrance hall with a 40m2 lounge with wood burning stove to the right and a fitted kitchen with separate dining area to the left. To the side of the stairs there is a shower room and a separate WC. Beyond the kitchen there is a utility room, boiler room and log store. On the first floor there is a double bedroom with en suite bathroom and a separate room attached, under the eaves, which would make an ideal dressing room/walk in wardrobe. There are three further double bedrooms and access by ladder to the loft which could also be converted to give more living space.
The property has fairly new double glazed windows and oil fired central heating throughout and is basically in good order, but you will probably want to redecorate in most areas.
The cottage is also in good order and has double glazed windows. It is heated by a wood burning stove in a stone fireplace and the whole place was very cosy even during my February visit. Downstairs there is an open living/dining/kitchen area of about 25m2, a double bedroom of 11m2, a small shower room with WC and upstairs, one large open room of over 42m2 with exposed beams and lots of natural light from 4 windows. Again, it’s basically in good order, but you are sure to want to redecorate and refresh it.
Outside there is a double garage and a large wooden shed with corrugated roof which has previously been used as a stable. The garden is nicely planted with shrubs and trees near the house with grass which extends way into the distance; 15,000 square metres in all. There is a veggie plot, a pond, lots of fruit trees and the whole thing has a really nice feel to it.
The local area is very beautiful and less than half an hour from the Emerald Coast with its clean sandy beaches and safe swimming. Lamballe, 20km away is one of the nearest towns and has a large weekly market, plenty of shops, bars and restaurants amongst its half-timbered buildings. It's also famous as the home of Brittany's working horse breeding and training center which hosts open air concerts throughout the summer. Equidistant is the busy market town of Loudeac where there's a wide range of shops, restaurants, banks and several large supermarkets. For all year round fun there is Les Aquatides swimming centre and each August La fête Du Cheval (Festival of the Horse) when a procession of over 200 horses, carriages and brass bands march through the streets then congregate at the Kerdervé showground. Just outside town is the 2,500 hectare Forêt de Loudéac, originally part of the Brocéliande forest which stretched across Brittany. St Brieuc is 30km away and there’s so much to do there I’ll tell you all about it when you visit the house.
Access is so easy, whether it's for you or your guests. Well under an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from East Midlands, London and Bristol. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there is also a TGV service to Rennes which is an hour away.
