Lisa Greene, Independent Agent, says: | | Many people who have lived in this region of Brittany for a while aspire to live in Erquy, it is a thriving little market town with ten fine beaches, plenty of activity throughout the year and of course, there is something magical about living near the sea. You can make their aspirations your reality by buying this well thought out and solidly constructed home making the sea your view every day of the year. This great house offers an abundance of space, a peaceful setting and views of both open countryside and the port of Erquy, a very active harbour which is a delightful place for a stroll to watch both the fish, and the scallops it is particularly noted for, being unloaded. It is the base for 80 fishing boats, changing with the tides and a walk along the port is an essential part of any holiday, plus it is also an embarkation point for many interesting sea excursions. | The house itself is set on a plot of 925m2 and was built for the current owners in 1992. Much of the property in Erquy is newer like this home, and many new homes and apartments are still being built, but no one will take your sea view away from you and the open countryside at the back of the house is non-constructible farm land which is reassuring. The garden is well established; very low maintenance, mostly lawn with some lovely bushes and small trees and there is a very nicely built boat storage area tucked away at the bottom.
Inside the house, the layout is really user friendly with to the left of the entrance a split level sitting room and dining area of 48m2 with two sets of glass doors leading directly from the dining area onto the slabbed terrace. The nicely fitted kitchen is adjacent to the dining area and also has a door opening onto the terrace, ideal for summer entertaining. To the right of the entrance there is a double bedroom of 11m2, a separate WC and a bathroom with corner bath. An antique armoir built into the hallway which is both attractive and functional will be staying.
On the first floor there is a balcony leading round to a mezzanine area which has double glass doors opening onto a balcony which gives those enticing sea views. There are two further double bedrooms of around 12m2 each, a separate WC and a bathroom with a large bath.
In the sous sol (like a cellar but not totally underground) there is a further large bedroom of 24m2, a shower room with toilet, a fully fitted 16m2 kitchen, a cave (with wine which is not sadly not staying), a garage large enough for two cars, a wood storage area and further storage space for tools, etc.
There is a fireplace with insert wood burner which backs up the underfloor heating throughout the ground floor, in other rooms the heating is electric. The house is double glazed throughout and well insulated. This is a house with a strong appeal for the French market both locally and Parisians, etc looking for second homes. If the ability to resell is a buying consideration for you then this house ticks the box. All in all it is a charming and popular location and a very well built house, 16 years old now so tired in areas, you are probably going to want to redecorate, but it won’t take much to make it into your dream home by the sea.
There’s so much to do in the area; watersports, golf, riding, tennis, karting, and lots of opportunities for sightseeing and exploration. The heathland of the Cap d’Erquy is a listed site of 170 hectares which has been the property of the Conseil Général des Côtes d'Armor since 1977; it is one of the most remarkable natural environments in the Department. Once used as farmland, it is now a nature reserve and contains a wide variety of species of heather and gorse creating a landscape of colours changing with the seasons including the pink sandstone cliffs and rocks, wild heathland, pinewoods, dunes and emerald sea. The dunes were formed some 2000 years ago when the sea level fell back slightly creating a place charged with history; look out for the cannonball oven, guardhouse and old quarries on the coast path.
The property also benefits from being in one of the most accessible areas of France, a relaxing 45 minute drive across the Emerald Coast takes you to St Malo and Dinard where you can catch a ferry or a plane to various parts of the UK: St Malo – Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol or East Midlans. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5-2.5hrs) or flights to Brest, Rennes or Nantes (1.5 – 2.5 hrs).
