This recently renovated cottage has lots to offer, previously a boulangerie, it is at the centre of a small village which these days is part of a larger village for administration purposes. A general store and bar are not far away and there is also a farm of yesteryear nearby which is an interesting visit for those who want to get to know more about how the area developed and a very useful landmark if you want to rent the cottage out - and you could quite easily. The wide wooden staircase which leads up to the first and then onto the second floor has a lovely patina to it and is a feature in itself. On the first floor there are 2 double bedrooms (each approx 13.5m2) with exposed beams, a bathroom and separate WC. On the second floor there is a loft conversion of over 25m2 which gives a really generous double bedroom. This has 2 new velux windows, some exposed stone wall and feature beams. The house has been recently rewired, replumbed and has been reroofed. There is geothermic heating, underfloor downstairs and via radiators on the two upper floors. There is a garage and a good size garden which is laid to grass. Situated just 10 minutes from Jugon les Lacs and 15 minutes from Lamballe, there is lots to do right on the doorstep. The house is 25 km south of the coastal villages of Erquy and Pleneuf Val André where you can enjoy the safe swimming and clean sandy beaches or maybe indulge in some water sports; fishing, sailing, kayaking, there’s lots to choose from. There are lots of attractions just a short drive away, Cobac Park, St Malo Aquarium, GP Karting, riding at several stables including on the beach, small medieval cities such as Moncontour, the summer season of outdoor concerts and events at Lamballe or Jugon les Lacs, shopping or cultural excursions in Dinan or Rennes. It’s also very easy to get here with superb access of under half an hour to Dinard with its RyanAir flights from London, Bristol and East Midlands and St Malo with its ferries from Portsmouth, Poole and the Channel Islands. Other transport options include ferries to Roscoff, Caen or Cherbourg, flights to Brest, Rennes or Nantes or even the TGV to Lamballe or Rennes. In fact, this is one of the most accessible areas of France and even weekend breaks in your own French home are a real possibility.
